How Home Staging Works

DIY Home Staging

If you decide to go it alone when staging your home, you can take some tips from the pros. The No. 1 piece of advice for do-it-yourselfers is to ask for honest opinions from family and friends about what needs to be changed. Most homeowners are too personally connected to be objective about their home’s contents. But remember: Your home is no longer your home — it’s a product on the market.

Most professional home stagers contend that most people will have to spend little to no money on extra furniture and accessories. There are three major exceptions:

  1. If you’re selling a multimillion-dollar property, any obviously inexpensive or outdated furniture will probably need to be replaced. You can typically rent upscale furniture for a few months.
  2. If the appliances are completely out of date, they will drop the value of the house. Many stagers recommend buying stainless steel, but as long as everything looks current and is in good working condition, you’ll have more luck selling.
  3. If there is extreme color in your home, buyers will have a tough time imagining themselves living there. Purple carpets, orange countertops, pink walls and tie-dyed furniture could cause a distraction. Most experts recommend investing in neutral paint and floors and replacing unusual furniture with less eye-catching pieces.

Another good investment, according to most home stagers, is renting storage space. There might be enough room in the house for you to stash everything you need to hide, but you’ll want to free up that space so buyers can see it. A storage space can be a safer place for valuables and important documents, which you may not want to have easily accessible to potential buyers.

Helpful Hint:

CARPET PLUMPING

So, you rearranged your furniture, and now there are dents in the carpet. How to get them out? One of the little secrets of professional home stagers is to place ice cubes on the dents. When the ice melts and dries, the carpet fibers lift up, and voila! No more dents.

Agent’s Choice:

This recipe is delicious and low fat. I use Splenda for the sugar and brown sugar to lower the calories even more, but it is not required. You can put the cutlets between two sheets of wax paper and beat them to make them thin in order to reduce the cook time.

Dijon Pork Chops

16 oz lean boneless pork chop, (8 chops)
3 Tbsp Dijon mustard
1 Tbsp sugar
2 Tbsp brown sugar
1 1/2 tsp of apple cider vinegar
1/4 cup of water
Cooking spray
  • Combine mustard and next three ingredients in a small bowl. Place pork in a shallow dish; spoon 2 tablespoons mustard mixture over pork, turning to coat. Let stand 15 minutes.
  • Heat a large nonstick skillet coated with cooking spray over medium-high heat. Add pork, and cook 4 minutes on one side; turn pork and spoon reserved mustard mixture over pork. Cook pork 2 minutes or just until done.
  • Add water, stirring slightly; cook 2 minutes or until slightly thickened. Turn pork to coat, and place on a serving platter. Pour pan juices over pork. Yield: 4 servings (serving size: 2 cutlets).

The Services I Offer

I began selling Real Estate because I love that way it makes me feel when I help a family find that perfect home or when I assist a seller in moving into a new home by selling their current one. There is nothing like seeing the way a buyer’s eyes light up when they walk into the house that they have been dreaming of. I love the challenge of finding exactly what my buyer wants within their budget, which can sometimes be a real challenge. I do not sell Real Estate for just a paycheck; I do it for the love of the industry.

I am a Realtor, which means that I belong to an association of Realtors that hold me accountable for my actions. We have an ethics committee that we must answer to if we make a decision that could offend a customer or client. It is not a requirement by the state to be a Realtor, agents can conduct business without the Realtor designation, but they do not belong to a board. I belong to the Heart of Georgia Board of Realtors, which is a local board that is very active in our community.

If you are looking for a home or if you would like to sell your home, please do not hesitate to call me. I would be happy to help you.

About Me…

I began my career in Real Estate in 2007, prior to that I worked in the motorsports industry for 10 years. I am married with two beautiful children.  We live in Meansville on a small 10 acre tract on the edge of town. I lived in Pike County as a young girl and was quite excited when my husband agreed that it would be great to move back down here from Henry County. Both of my children go to Pike County schools and I couldn’t be more pleased with the education that they are receiving. Pike County is a wonderful place to raise a family. There is nothing like small town living.

The Services I Offer

Since beginning in Real Estate, I have earned two more “designations”, or qualifications.  The first one is the Accredited Buyer Representative designation (ABR).  I attended classes and was tested on information relating directly to the Buyer in the Real Estate transaction.  While every agent can represent the buyer in any transaction, an ABR can use their specialized knowledge and training to benefit the buyer.  The second designation I earned is the Electronic Real Estate Professional designation (ePRO).  Through training in the classroom and online, an ePRO is comfortable with all aspects of online real estate.  From online search engines (Google, Trulia, Realtor.com), social media (Facebook, etc.), and BLOGS, an ePRO is comfortable working in any electronic medium.  Texting, email, blogging, iPad, tablets, internet, pictures, videos and movies- this is the realm of the ePro.  The third designation I have is REALTOR©.  I also joined the National Association of REALTORS© (NAR) and subscribe to the National Code of Ethics.  Be sure, whoever you use for your Real Estate needs, they are a member of the NAR and subscribe to the Code of Ethics.  More designations behind the name of your agent means they are interested in furthering their knowledge and experience to make your transaction seamless and easy for you.
